Common Problems With Home Lifts — and What They Actually Mean
What the usual symptoms are telling you, the nine things to check before you call anyone, and where the line is between homeowner and technician in Washington.
A home lift is one of the more reliable pieces of equipment in a house — it does a simple job, a handful of times a day, for decades. But when something does go wrong, it tends to go wrong in the same small number of ways.
This is a plain-language guide to what those are: what the common symptoms actually mean, which ones you can safely check yourself before calling anyone, and which ones you legally cannot touch in Washington. If your lift is stopped right now, start with the checklist — a meaningful share of service calls turn out to be one of those items.

Before you call: nine things to check
Run this list first. It’s the same list we run mentally when you describe the problem on the phone.
- Power and breaker. Check the dedicated elevator breaker in your panel and the disconnect near the equipment. Elevators have their own circuit, so the rest of the house being fine tells you nothing.
- Every door and gate fully closed. This is the single most common cause of “it won’t move.” A lift will not run unless every hoistway door and the car gate are completely shut and latched. A door that looks closed but isn’t quite latched behaves exactly like a dead elevator.
- Obstruction at the sill or track. A rug corner, a shoe, a stray toy, or grit in the door track will hold an interlock open.
- Key switch. If your lift has one, confirm it’s fully inserted and turned to the on position.
- Emergency stop. Check that the stop switch in the car hasn’t been left pushed in.
- Where the car is. If the car is parked between landings, or was left with a door open on another floor, calls from elsewhere won’t do anything.
- Remote and call-station batteries. Cheap, easy, and a surprisingly frequent culprit.
- The car light. If the cab light is out but the lift runs, that’s usually a separate lighting circuit — useful information for whoever comes out.
- Stairlift only: confirm the chair is parked at a charging point (the usual cause of persistent beeping), the seat is swiveled fully into its locked position, the downhill armrest is lowered, the charger is plugged into a working outlet, and nothing is pressing on the safety edges.
Everything above is fair game for a homeowner. Beyond it is not — and in Washington that’s a legal line, not just a safety recommendation. Working on a conveyance without the right license is a misdemeanor under state law. Anything in the hoistway, in the pit, on top of the car, or involving oil, valves, ropes, brakes, governors, safeties, controllers, or interlock adjustment requires a licensed elevator mechanic. There’s a narrow exemption for owners doing basic maintenance in their own home, but it doesn’t cover repairs or adjustments.
Symptoms and what they usually mean

Problems specific to each type of lift
Hydraulic elevators
Hydraulics are mechanically simple and very durable, and nearly all their characteristic problems trace back to one thing: the oil, and the valve that controls it.
- Leaks. Oil shows up where the piston shaft exits the cylinder (the packing), at valve connections and fittings, along hoses, or at the tank itself. A small weep is normal-ish; a spot that keeps returning, or oil you’re topping up regularly, is a real repair.
- Settling and poor leveling. If the car stops level and then sinks, the valve isn’t holding. If it stops consistently off the floor, that’s usually adjustment.
- Slow or laboring travel. Pump wear reduces flow and pressure over time, and it shows up on the way up before it shows up anywhere else.
- Noise transmitted into the house. The noise source in a hydraulic is the power unit, not the car — and often it’s pipe vibration carrying through framing rather than the motor itself.
Here’s a diagnostic worth knowing: if the problem is worse on cold mornings and better by afternoon, suspect oil temperature before anything else. Hydraulic fluid thickens when it’s cold, and thick oil means sluggish travel and poor leveling. A power unit sitting in an unheated garage or a cold basement corner through a Spokane January will do exactly this.
It’s usually not a failure — it’s a location problem, and it’s solvable with a tank heater or by relocating the power unit into conditioned space. Left alone, though, it accelerates wear on everything downstream.
Traction and cable-driven elevators
Wear here concentrates in the suspension and the machine: hoist ropes, the brake, bearings, and the drive controls. Ropes are replaced based on measured condition against code criteria rather than on a fixed schedule — which is one of the things a service visit is actually for. Controller and drive faults typically announce themselves as error codes rather than as noises.
Pneumatic vacuum elevators
These have the fewest moving parts of any residential elevator and one clearly scheduled consumable: the main seals, which the manufacturer specifies for replacement roughly every 15,000 rides or about four to five years. The turbines are the other principal wear item. A pneumatic that ascends slowly or won’t complete a trip up is usually telling you it’s losing vacuum. Descent is the fail-safe direction — on a power loss these units lower automatically at a controlled speed.
Stairlifts
Stairlifts are by far the most homeowner-fixable category, and the top causes of a service call are all on the checklist above. The one genuine wear item is the battery pack, which typically lasts three to five years. The classic sign it’s going: the lift runs fine at the bottom of the rail and slows or gives up near the top.

Residential repair pricing varies a lot by equipment and by what’s actually wrong, but for planning purposes:

Two notes. First, hydraulic systems carry the highest routine maintenance cost of the common residential types — oil, seals, and valve work add up. Second, if you search elevator repair pricing you’ll find figures in the tens of thousands; those are commercial numbers and have nothing to do with a house.
When it’s not a repair anymore
At some point, fixing stops being the right answer. The signs:
- Parts are no longer manufactured. This is the most common real trigger, and it usually arrives before anything mechanical fails. Control boards go out of production long before the machine wears out.
- Callbacks are getting more frequent. Two visits a year becoming four is a trend, not a coincidence.
- Cumulative repair spend is approaching replacement cost.
- The equipment is past about 20 years and starting to show several of the above at once.
- There’s a safety gap that can’t be closed piecemeal — notably the door-gap issue on residential elevators installed before October 2018.
One Washington-specific wrinkle worth knowing before you agree to a big repair: in this state, replacing a controller counts as a major alteration, which pulls in additional code requirements for the existing installation and requires a permit. “Just swap the controller” is a bigger job here than a national quote might suggest. The best repair is the one you don’t need
Almost everything above is slowed down or prevented by a service visit once or twice a year. A technician checks oil condition and level, tests safeties and interlocks, inspects ropes or seals, verifies the emergency phone and battery lowering actually work, and adjusts leveling before you notice it’s off.
Washington doesn’t require an annual inspection on a private residence elevator — but the equipment doesn’t know that. The gap between a well-maintained home elevator and a neglected one is roughly the difference between 25 years of service and 12.

What are the most common problems with home lifts?

Why won’t my home elevator move?

Washington does not require an annual inspection for a private residence elevator in single-family use, but manufacturers and installers universally recommend routine service — and the difference in service life between maintained and neglected equipment is roughly two to one.
Is it worth repairing an old home elevator?
Usually yes, until parts availability becomes the problem. Most residential elevators are worth maintaining well past twenty years. The point to reconsider is when control boards or drive components are no longer manufactured, when callbacks are becoming frequent, or when cumulative repair spend starts approaching the cost of new equipment.
